How Do You Know If a House Is Overpriced? What Kansas City Buyers Should Look For

Finding a house you love is exciting, but how do you know whether the asking price is reasonable? One of the biggest mistakes a buyer can make is assuming that because a seller listed a home at a certain price, that's what it's worth. List price and market value aren't necessarily the same thing. Sellers choose asking prices for many reasons, and the market ultimately determines whether buyers agree.

Comparable sales are one of the best places to start. Look at homes that recently sold nearby with similar size, age, condition, location, and features. But don't rely exclusively on price per square foot. A renovated house on a quiet cul-de-sac with a finished basement may reasonably sell for more than a similar-sized home needing substantial updates or located on a busy street.

Days on market and price changes can provide additional information. A home that has been available significantly longer than competing properties may deserve a closer look at its pricing. However, a long market time doesn't automatically mean there's something wrong with the property. Sometimes a house simply started too high, was poorly presented, or entered the market at an unfavorable time.
