Is It Better to Sell Your House Empty or With Furniture?
If you're moving before your home sells, you may wonder whether to leave furniture behind, stage the house, or show it completely empty. There isn't one answer that works for every property. Vacant and furnished homes can both sell successfully, but the presentation needs to help buyers understand the space.
Furniture can provide scale. An empty bedroom may look surprisingly small—or buyers may have difficulty determining whether their furniture will fit. Strategically placed furniture can demonstrate how a room functions and help online photos feel more inviting. This can be especially useful in homes with unusual layouts or spaces whose purpose isn't immediately obvious.
On the other hand, the wrong furniture can hurt more than it helps. Oversized pieces can make rooms feel smaller, while dated or excessive furniture can distract buyers from the house. In some cases, a clean vacant home photographs and shows better than a poorly furnished one.
