Why Isn't My House Selling? 6 Things to Look at Before Dropping the Price

Few things are more frustrating than putting your home on the market and watching other houses sell while yours sits. When this happens, sellers often ask, “What's wrong with my house?” Sometimes nothing is wrong with the property itself. The problem may be how the home is priced, presented, marketed, or positioned against its competition.

Start with showing activity. If buyers aren't scheduling showings, that's valuable information. The listing may not be compelling enough online, or buyers may believe the price is too high compared with their alternatives. If you're receiving plenty of showings but no offers, that tells a different story. Buyers are interested enough to visit but are finding something that prevents them from taking the next step.

Competition can also change after you list. New properties enter the market, other sellers reduce their prices, and homes that were competing against yours go under contract. A listing strategy shouldn't necessarily remain unchanged simply because it made sense on the first day. Your Realtor should continue monitoring the market and discussing what the activity is telling you.
