How Much Should You Offer on a House

One of the first questions buyers ask after finding a home they love is, “How much should I offer?” There isn't a universal formula. Offering a set percentage below asking price without considering the property, market, and competition can cause buyers to overpay in one situation and lose a strong opportunity in another.

Start with recent comparable sales. What have similar homes actually sold for? Then consider the property's condition, location, upgrades, days on market, and current competition. A house that was listed yesterday and already has substantial buyer interest may require a different strategy than one that has been available for several weeks.

Your own limits matter just as much as the market data. Decide what the property is worth to you and what monthly payment you're comfortable accepting. Buyers can become emotionally invested during negotiations, particularly when competing against other offers. Setting a limit before emotions intensify can prevent a decision you'll regret later.
