New Construction Upgrade Mistakes

Buying a new construction home in Olathe, Overland Park, Lenexa, or Johnson County, Kansas, gives buyers the opportunity to select finishes and features before moving in. However, builder design-center upgrades can quickly increase the total purchase price.

Before choosing premium countertops, cabinetry, flooring, lighting, or additional electrical features, separate structural decisions from cosmetic improvements.

Items such as additional windows, electrical outlets, basement plumbing rough-ins, and certain layout changes may be more difficult or expensive to add later. Other features, such as decorative lighting and some hardware, may be easier to update after closing.

Buyers should also compare upgrade costs with their budget and neighborhood price expectations. Expensive selections do not automatically translate into equivalent resale value.

Review the builder's contract, warranty provisions, completion terms, and upgrade deadlines carefully. Independent inspections and professional representation can provide additional support.
